Timber frame lakeside living are the buzz words for our newest post and beam house, The Winnipesaukee. Designed for an active family lifestyle with an eye toward the future, the idea was to create a year round mid-size home that also takes full advantage of the lake views. The house is positioned so the kitchen, dining and living areas all have water views, as does the master bedroom suite on the second floor. Given the restrictions which often accompany a lakeside build lot, combined with meeting the needs of today’s family, the YBH design and engineering departments worked in tandem to create the perfect layout. Because YBH is a custom-design company, this plan is adaptable to any sloped or flat build site.
Coming in at 2821 sq ft (not including garage or porch) The Winnipesaukee is the perfect timber frame design for empty nesters or those who face a future empty nest. The layout is ideal for entertaining overnight guests or for clients interested in a potential in-law suite. The post and beam house is easily closed off from the two bedrooms/bath located over the garage, while allowing them to become part of the home when visitors arrive. On the first floor, the great room features a lofted ceiling while the remainder of the open floor plan accommodates the kitchen and dining room areas. Each of these rooms is located along the side of the home facing the water. All utility spaces are located to the non-view side of the home.
The Winnipesaukee’s level two floor plan includes a spacious master bedroom suite including large his & hers closets and a balcony overlooking the great room below. The garage connector houses the laundry room and storage. The second level of the garage contains bedrooms 2 and 3 along with a spacious bath with a well thought out multiple use design.
The front exterior of the home has the appearance of a lakeside cabin, one which does not give away the large amount of space and glass present on the back of the home. The need to fit this timber frame house into a tight build site created some issues. The YBH staff was able to turn those issues into a creative design advantage. We’re that good!
