The Cove: A Small ADU Cottage Designed for Comfortable Living
When you’re building small, every square foot needs a purpose. You need enough room for everyday life without adding space you won’t use.
At 632 square feet, The Cove is the smallest design in the Yankee Barn Homes Homestead Cottages Collection. Its one-bedroom, one-bath layout fits within a compact 24′ x 28′ footprint, making it an option for homeowners who want to add independent living space without taking up more of their property than necessary.
Classic cottage architecture, a covered timber porch, and signature Yankee Barn Homes details give The Cove a distinctive presence at a smaller scale.
What Makes The Cove a Small ADU Cottage?
The Cove provides the essentials of a home within a thoughtfully planned footprint: a private bedroom and bath, kitchen, living space, and covered outdoor area.
The exterior adds character with Douglas Fir timber posts and braces, a timber gable truss, and a covered porch that creates a welcoming entrance and another place to spend time outside.
Because The Cove is an established design from the Homestead Cottages Collection, its materials shell package clearly defines what is included from the start. That added visibility makes it easier to understand the package scope, identify costs, and plan the remaining work with your builder, while still leaving flexibility to personalize finishes and other locally completed elements on site.
Small-Space Living Without Wasted Space
Square footage only tells part of the story when you’re evaluating a small ADU cottage. How those square feet are used matters just as much.
The Cove keeps the living areas connected while maintaining a separate bedroom for privacy. Windows bring natural light into the home, while the covered porch extends the experience beyond the interior footprint.
When planning a smaller home, it’s worth thinking carefully about how you’ll furnish and use each space. Where will coats, linens, and seasonal items go? How much kitchen storage do you need? Will one person live here full time, or will the cottage primarily accommodate guests?
Working through those questions early can help you determine whether The Cove‘s compact footprint fits the way you intend to use it.
How Could You Use The Cove?
One of the advantages of a one-bedroom cottage is its versatility. The Cove can support different needs depending on your property, family, and plans for the future.
A Private Space for Family
The Cove can provide parents, adult children, or other family members with their own bedroom, bathroom, kitchen, and living space while keeping them close to the primary residence. That independence can be especially valuable for multigenerational properties.
A Guest Cottage
If you regularly host friends and family, especially at a vacation or second home, a separate cottage gives guests a place of their own. It also allows the main house to function normally when visitors stay for longer periods.
A Smaller Home or Retreat
For homeowners who simply don’t need a larger footprint, The Cove offers another possibility. Depending on local requirements, it could serve as a small primary residence, seasonal retreat, or future downsizing option.
How The Cove can be classified and used will depend on your property. Local regulations determine ADU requirements, allowable sizes, setbacks, occupancy rules, and permitting, so understanding those requirements should be part of your early planning.
What’s Included With The Cove Shell Package?
The Cove is offered as a Homestead Cottage materials shell package, giving you a defined starting point for the structure itself.
The materials shell package includes design and and construction plans; precut, labeled, and numbered lumber for framing the exterior and interior walls; prefab attic roof trusses and other roof framing materials; Andersen windows; a Therma-Tru exterior door; LP SmartSide siding and trim; and the Douglas Fir timber elements that give The Cove its distinctive character. The package also includes delivery coordination and detailed assembly documentation.
Site preparation, foundation work, labor, utilities, plumbing, electrical, mechanical systems, and interior finishes are among the portions of the project handled separately by the homeowner and local builder.

Is The Cove Right for Your Property & Plans?
The Cove may be a good fit if you’re looking for a small ADU cottage with one private bedroom, want to minimize the building footprint on your property, and prefer to begin with an established design rather than a fully custom home.
Before deciding, think about how the cottage needs to serve you today and how that could change over time. A guest house now might eventually provide space for a parent. A family cottage could later become a private retreat or smaller home of your own.
If you need more bedrooms, garage space, or a different layout, the other five Homestead Cottage designs provide additional options to consider.
