It’s a big part of our business at Yankee Barn Homes success depends on understanding what new owners want. People who choose to build with Yankee Barn homes are not after a basic style basic home. Custom details are a must as their new design is unlikely to be “cookie-cutter” in appearance or style. It will not look like a home built by a high-volume home producer.
Clients are clear when telling us what they are after; quality over quantity, wrapped in a great looking façade. The exterior of the home needs to grab the eye with a unique appeal. Individualization and custom design are required from start to finish.
Interiors Need To Be Fabulous and Functional
An eye-catching façade is not enough, however. A winning exterior must be paired with a floor plan which provides two essentials: beauty and efficiency. For example, a primary suite will include his and her closets, personal vanities in the master bath (which has both a soaking tub* and a shower) and a sitting area.
A generous size kitchen, breakfast nook and family room opening onto one another is desirable. An easy traffic flow pattern is a must. A drop zone near the garage entrance to place mail, keys, backpacks, and other items that come through the door. This are can be combined with a pantry for the kitchen. Copious amounts of natural light flooding through high-efficiency windows are a given. Depending on the client, a formal dining room may be a requirement (we are seeing fewer of these requested). If so, it needs to be close to the kitchen while remaining separate and private from kitchen activities.
Secondary bedrooms are often placed on a second level or at the other end of a single level home. This affords total privacy for occupants of the primary suite. A flex room that can function as a home office or another bedroom is another item on the must-have list.
*YBH has noticed a significant change. Many clients are forgoing the soaking tub in lieu of a larger walk-in shower area.
Cost Effective and Energy Efficient
Post and beam home builders need to produce houses that are cost effective and energy efficient. High R values and better windows provide efficient heating and cooling while simultaneously allow open floor plans and lofted ceiling spaces that are economical.
