An eye-catching facade is not enough, however. A winning exterior must be paired with a floor plan which provides two essentials: beauty and efficiency. i.e., a master suite might include his and her closets, personal vanities in the master bath (which has both a soaking tub* and a shower) and a sitting area.
A generous size kitchen, breakfast nook and family room opening onto one another with an easy traffic flow pattern, are desirable. A drop zone near the garage entrance, to place mail, keys, backpacks, and other items that come through the door; often combined with a pantry for the kitchen. Copious amounts of natural light flooding through high-efficiency windows is a must. Depending on the client, a formal dining room may be a requirement. If so, it needs to be close to the kitchen while remaining separate and private from kitchen activities.
Secondary bedrooms are often placed on a second level or at the other end of a single level home, affording total privacy for occupants of the master suite. A media room that can function as a home office or another bedroom is yet another item on the must-have list.
Post and beam homes have to be cost effective and energy efficient. High R values and better windows provide efficient heating and cooling systems while simultaneously allowing for open floor plans and lofted ceiling spaces.
*many clients are forgoing the soaking tub in lieu of a larger, open walk-in shower area.
